Investor Roster started as my own working database. I spent nearly 15 years as a placement agent at a leading national capital markets advisory firm, raising equity and debt for sponsors across multifamily, industrial, office, hospitality, and mixed-use deals.
Every relationship, every meeting, every LP allocation, every passed deal — went into a spreadsheet. Then a better spreadsheet. Then a CRM. The data compounded: who invests in what, who passed and why, who’s writing bigger checks this year, who just closed a new fund.

The fund and the database
I still use it every week. I am the Managing Partner of High Peaks Capital, an institutional CRE debt fund. Investor Roster is the database we use to source investors for the fund and to find the sponsors we lend to. It is not an export or a snapshot of an internal tool. It is the same database, on the same records.
That is deliberate, and it is the whole quality argument. A database maintained by a research team gets refreshed on a schedule. A database a fund actually raises and lends against gets corrected the week a mandate changes, because being wrong costs us a deal, not a data- quality ticket.
It is the same model Dakota runs in the institutional-allocator world: practitioners who kept a working dataset good enough that other practitioners wanted it. We are doing that for CRE.

Why we built it for the public
Most CRE sponsors can’t justify $30,000+ a year for a research platform built for institutional teams and covering every asset class on earth. Other CRE-focused options feel like lookup tools: you find a firm, copy what you need into your own spreadsheet, and track outreach somewhere else.
Investor Roster is the tool we wished existed when we were raising capital for active sponsors. The same data the pros use, with a real CRM workflow on top — saved lists, deal pipelines, notes, activity logs, follow-up reminders — at a price that works for any sponsor running real deals.
How the database is maintained
This isn’t a one-time scrape. The data has been curated through:
- Nearly 15 years of direct relationships with LPs, family offices, institutional investors, and capital allocators across U.S. commercial real estate.
- Ongoing industry connections — conferences, networking, and CRE finance community intelligence.
- Public data — news, fund announcements, allocation reports, and other publicly available sources.
- Continual updates as firms shift mandates, close new funds, or hire new principals. Not a one-time scrape.

Common questions
You run a debt fund. Is that a conflict?
Fair question, so here is the direct answer. Your saved lists, notes, tags, deals, pipeline stages, activity logs, follow-up tasks, and any private firm or contact records you add are visible only to you. That is enforced at the database layer by row-level security, not by a UI check — we do not read them, and no other subscriber can see them. We never see who you are contacting or what you are raising.
The upside of the arrangement is the reason the data is good. We are in the market every week, so mandates, new funds, and personnel moves get corrected because being wrong costs us a deal — not because a quarterly refresh came due.

Is my account data private?
Yes. Your saved lists, notes, deals, activity logs, follow-up tasks, and any private firm or contact records you add are visible only to you. They are never shared with other subscribers or used for any other purpose.

Can I delete my account and data?
Yes. Email support@investorroster.com and we’ll delete your account and personal data within 30 days. Payment records held by Stripe are retained per their own policies and applicable law.
